More flexibility and control

When creating a listing, landlords can now choose the ‘Individual Rooms’ option and easily customise the details for each room. That includes:

✅ Setting rent for each room individually

✅ Entering a separate tenancy deposit (up to five weeks’ rent – the legal limit)

✅ Specifying how many tenants can live in each room

✅ Marking rooms as single or double

One payment covers all rooms in the property

Landlords only need to use one Rent Now credit (or Advertising credit, if you’re just using our portal advertising service) to list and manage all the rooms in a single property. Whether you’re letting out two rooms or five, one payment will cover everything.

Each room will have its own tenancy agreement, rent, deposit, and terms, but they’re all grouped under one parent advert. Perfect for HMOs and house shares.

Basically, instead of juggling multiple listings, you can manage the whole property from a single place – while setting up separate tenancies for each room as needed.

What if a room becomes available later on? 

If a room becomes available later on, landlords can simply update the existing listing to include it. 

As long as at least one room remains live, the entire advert stays live, with no need to purchase additional credits or create a new listing.

Listings also update in real time, making sure prospective tenants can always see which rooms are still available.

  1. This sounds like a useful step forward, but landlords should be aware that setting individual room rents only really applies to shared houses let room by room and not for joint tenancies.
